The Atrium is operated by LMNL Properties LLC ("we," "us," "our"). This policy explains what information we collect through theatriumjt.com and in the course of hosting you, how we use it, and what choices you have.

Information we collect
When you book or inquire Name, email address, phone number, mailing address, number of guests, pets, arrival and departure dates, and any notes you send us. Payment card information is collected and processed by our booking system and its payment processors. We do not store full card numbers on our own systems.
When you join our email list Your email address, and your first name if you provide it. You can sign up through a form on this site, through our on-property WiFi, or by messaging us on Instagram.
When you use the WiFi during your stay Our guest WiFi asks for an email address at sign-in. If you consent to marketing at that time, we add you to our email list. If you don't, we don't.
When you visit this site Pages viewed, time on site, referring site, approximate location, device and browser type, and similar analytics data. We collect this through cookies and similar technologies.
When you message us on Instagram Your username and the contents of your messages, handled through our messaging tools.
How we use it
- To take, confirm, and manage your reservation
- To send booking confirmations, arrival instructions, and checkout details
- To answer questions and provide support before, during, and after your stay
- To charge for your stay, place and release security deposit holds, and process refunds
- To send marketing emails, if you've opted in
- To understand how people find and use our site, and to improve it
- To show ads to people who have visited our site
- To comply with legal requirements, including short-term rental regulations in San Bernardino County
- To protect the property and resolve disputes
Who we share it with
We don't sell your personal information for money. We do share it with the following service providers so they can perform work on our behalf:
OwnerRez · our property management and booking system. Holds reservation details, guest contact information, and payment records.
Payment processors · card processing connected through our booking system. They handle card data directly.
Klaviyo · our email marketing platform. Holds email addresses, names, and engagement data for people on our list.
Stayfi · our guest WiFi provider. Collects email addresses at WiFi sign-in.
Manychat · handles Instagram messaging automation.
Squarespace · hosts this website and provides site analytics.
Google Analytics · website analytics.
Meta (Facebook and Instagram) · we use the Meta Pixel on this site to measure our advertising and to show ads to people who have visited. Under California law, this may be considered "sharing" your personal information for cross-context behavioral advertising. See "California residents" below.
Airbnb · if you booked through Airbnb, your information is governed by Airbnb's own privacy policy in addition to this one.
We may also disclose information if required by law, in response to a valid legal request, or where necessary to protect our rights, our property, or someone's safety.
Cookies and tracking
This site uses cookies and similar technologies for analytics and advertising. You can control cookies through your browser settings, and most browsers let you refuse or delete them. Blocking cookies may affect how parts of this site work.
We honor Global Privacy Control (GPC) signals where our tools support them.
Marketing emails
If you're on our email list, you can unsubscribe at any time using the link at the bottom of any email, or by emailing us at lmnlproperties@gmail.com. We'll remove you promptly.
Transactional messages about a reservation you've made are not marketing, and you'll continue to receive those as long as you have an active booking.
How long we keep information
We keep reservation records as long as needed for our business and tax purposes, generally seven years. Email list data is kept until you unsubscribe or ask us to delete it. Analytics data is retained according to each provider's standard retention period.
Security
We use reasonable measures to protect your information, and we rely on established providers who maintain their own security programs. No method of transmission or storage is completely secure, and we can't guarantee absolute security.
California residents
If you live in California, the California Consumer Privacy Act gives you the right to:
- Know what personal information we've collected about you, where it came from, why we collected it, and who we've shared it with
- Request a copy of that information
- Request deletion of your personal information, subject to legal exceptions
- Request correction of inaccurate information
- Opt out of the sale or sharing of your personal information
- Not be discriminated against for exercising these rights
We do not sell your personal information for money. We do use the Meta Pixel, which may qualify as "sharing" for cross-context behavioral advertising under CCPA.
To opt out, email lmnlproperties@gmail.com with the subject line "Do Not Sell or Share," or use the link in our footer. You can also disable advertising cookies in your browser or use a Global Privacy Control signal.
To make any other request, email lmnlproperties@gmail.com. We may need to verify your identity before responding. We'll respond within 45 days.
Children
This site isn't directed at children under 13, and we don't knowingly collect their information. Guests under 18 may stay at the property as part of a booking made by an adult.
Changes to this policy
We may update this policy from time to time. The effective date at the top will change when we do. Material changes will be noted on this page.
