These terms govern your use of theatriumjt.com, operated by LMNL Properties LLC. By using this site, you agree to them.

Booking terms are separate and are set out in your reservation confirmation and rental agreement.

Using this site

You may use this site to learn about The Atrium, check availability, make a reservation, and contact us. You agree not to:

  • Use the site for any unlawful purpose
  • Attempt to gain unauthorized access to any part of the site or its systems
  • Scrape, harvest, or collect information about other users
  • Interfere with the site's operation or security
  • Submit false information or make fraudulent reservations
  • Reproduce our photography, written content, or branding without permission

Reservations

Booking through this site creates a direct agreement between you and LMNL Properties LLC.

Minimum stay is two nights.

Payment. Half of the total is charged when you book. The remaining balance is charged automatically to the same card 30 days before arrival. Reservations made within 30 days of arrival are charged in full at booking.

Security hold. A $300 authorization hold is placed on your card two days before arrival. It is a hold, not a charge. It is released a few days after checkout unless there is damage beyond normal wear.

Cancellation.

  • Within 24 hours of booking, you receive a full refund, provided you booked at least 48 hours before arrival.
  • More than 7 days before arrival, 50% of the total is refunded. If you cancel before your balance is charged at 30 days, this returns everything you have paid.
  • Within 7 days of arrival, no refund is issued.

Rental agreement. All guests are asked to sign a short rental agreement before arrival. It covers occupancy, pets, quiet hours, and property care.

Occupancy. Maximum four guests. The primary renter must be at least 21 years old.

Pets. Up to two dogs are welcome with a $35 pet fee. Please tell us in advance.

Cancellation by us. We may cancel a reservation in rare circumstances, including damage to the property, utility failure, natural disaster, or if we believe a booking was made fraudulently or violates these terms. If we cancel, you receive a full refund.

Rates and availability

Rates shown on this site are subject to change until a reservation is confirmed. Availability updates continuously and we cannot guarantee that a date shown as available remains so until booking is complete.

We make every effort to describe the property accurately. Photographs, floor plans, and descriptions are representative. Minor differences may exist, and we update the property over time.

Property and risks

The Atrium is located in the high desert on 2.5 acres of largely natural terrain. Guests use the property, including the hot tub, soaking tubs, fire pit, outdoor shower, sleeping loft ladder, and surrounding acreage, at their own risk.

Desert wildlife, including snakes, coyotes, and insects, is present in the area. Guests should exercise reasonable caution and supervise children and pets.

The property is reached by approximately half a mile of unpaved road.

Limitation of liability

To the fullest extent permitted by law, LMNL Properties LLC is not liable for indirect, incidental, or consequential damages arising from your use of this site or your stay. Our total liability for any claim will not exceed the amount you paid for your reservation.

Nothing in these terms limits liability that cannot be limited under California law.

Intellectual property

All content on this site, including photography, written descriptions, floor plans, logos, and design, is owned by LMNL Properties LLC or used with permission. You may not reproduce or distribute it without written consent.

Third-party links

This site links to third-party businesses and services, including local recommendations. We don't control those sites and aren't responsible for their content, accuracy, or practices.

Governing law

These terms are governed by the laws of the State of California. Any dispute will be brought in the state or federal courts located in San Bernardino County, California.

Changes

We may update these terms. The effective date at the top will change when we do. Continued use of the site means you accept the updated terms.
